1. How do I pay my rent?
Rent payments may be mailed to our corporate office, or dropped in our drop box at the rear of our building.

2. What is your address
Our address is 514-B Flat Shoals Avenue, Atlanta, GA 30316.


3. Where is your office located?
We are located in the East Atlanta Village at the corner of Flat Shoals Avenue and Glenwood Avenue.

4. What is your pet fee?
We charge a non-refundable pet for $75 per cat or $300 per dog.


5. How can I find out about apartment availability?

6. How can I see one of your vacant apartments?
Please contact our office at (404) 607-7070 to schedule an appointment with a property manager.


7. Do you offer lease terms shorter than 12 months?
In most cases, we do not offer short term leases. However, feel free to contact our property manager to discuss your specific situation


8. How much is the security deposit?
Security deposits generally range from one half month's rent to one full month's rent, dependant upon your credit, employment and rental history. Higher deposits are possible with negative credit.


9. Can I pay my rent online?
For a fee of $24.95, your rent payment can be made through the Pay Rent link on our website. Remember, $24.95 is cheaper than a late fee! We also offer automatic bank withdrawals for no fee. Please contact your property manager if you have an interest in this service.


10. What is the normal turn around time for maintenance requests?
We strive to address all maintenance concerns within a 48 hour period.


11. In case of a maintenance emergency, who should I contact outside of normal business hours?
Our 24 hour emergency hotline number is

12. What constitutes a maintenance emergency?
Any strong smell of gas or smoke (this does not include the level of gas odor associated with a pilot light going out), any electrical problem (not including burned out bulbs or non-functional outlets/switches), any water leaks from the floor or behind the walls, clogged toilets when there is only one toilet in the unit, toilets that consistently run, no heat when the temperate inside the apartment is 55 degrees or colder, no air conditioning when the temperate inside the apartment is 85 degrees or warmer, possible safety threats, i.e. a broken window that could allow illegal entry. NON EMERGENCY CALLS WILL BE CHARGED TO THE RESIDENT AT $100 per hour.


13. How much is the late fee?
Late fees are generally 15% of your rent. However, please consult your lease or contact our office for the most accurate information.


14. How do I submit a maintenance request?
You may submit a request through the Contact Us link on our website, or by calling our office and reporting the problem to one of our staff members. You may also send the request via fax or mail.


15. How much notice do I need to give if I'm not going to renew my lease?
If you decide not to renew your lease, please submit your notice in writing as soon as possible, no later than 30 days prior to your moving date. Remember, notices to vacate must be given prior to the last day of the month to be effective for the next month.


16. When will I receive my deposit back after I move out?
Deposit refunds are issued within 30 days of your move out date.


17. Am I allowed to sublease my apartment?
All subleases must be approved by a LivingIntown Realty Group property manager. Please contact the office to discuss your options.


18. What is your application fee?
Our application fee is $50 for one applicant and $75 for two applicants.


19. What are your office hours?
Our office hours are from Monday through Friday, 9am to 5:30pm and Saturday's by appointment.


20. Can I have a roommate?
All additional tenants must be approved by the property manager. Failure to notify management of any additional tenant constitutes a violation of your lease.


21. What happens if I don't renew my lease at the end of the term?
Please check your lease to determine the exact requirements however the majority of our leases automatically renew on a month to month basis. Non-renewed leases may also be subject to an automatic month to month fee of $50.00. As a courtesy, LivingIntown sends out renewal letters on a monthly basis. If you do not receive your renewal letter, please contact your property manager to avoid incurring any additional fees.


22. If I lock myself out of my apartment, can you let me in?
During normal business hours, we can issue you a key to your apartment but we do require you to leave your photo ID with us until you return it. Copies of your key are also available for $3 each. Outside of normal business hours, please contact our emergency maintenance line. Many after hours lockout calls will be charged to the tenant at a minimum cost of $50.00 per trip.
